As commonly known, a home inspection is an easy and effective way to see what is wrong with a home and what needs to be fixed before following through with purchasing a home. By signing a contract that you intend to get a home inspection, it is in the seller's best interest to pay for any repairs needed to secure the sale of their home. This helps you save money before purchasing a home because you address these problems earlier rather than later. Additionally, if there is too much damage on a home, the buyer has the right to opt out of the sale if neither they nor the seller wants to pay for the repairs. Neither the seller nor the buyer could have known about the damages present, as they are not always visible damages. Receiving a home inspection brings awareness to the potential damage to a home or property.

Though a home inspection is realistically the best idea, it can sometimes prevent the sale of a home when there are many bidding wars taking place on a property. Since home inspections take time, it can delay the opportunity to bid on a home. If a property has many interested buyers who are partaking in bidding wars, it is common that the potential buyers will opt out of receiving a home inspection to appeal sooner to the seller. In the situation that 5 bidding offers are not choosing to receive a home inspection and, 1 buyer is choosing to receive a home inspection, the seller will not be as appealed to the person receiving a home inspection because it consumes more of their time, and means that the seller will potentially have to put in money to repair things. Instead, the seller will be more interested in the 5 other bids that do not require a home inspection.
